Before the summer of 2025, walking south on El Camino Real past the old Brick restaurant space felt like walking past a placeholder. The doors stayed dark more nights than not, and nobody downtown was placing bets on what might fill it next. That changed in July 2025, when chef Russ Bendel opened Parlor Woodfire Kitchen & Cocktails inside that same address at 216 N. El Camino Real, and the block started moving again.

Since then, five more storefronts across two parallel streets near the pier have changed hands, and a sixth is still under construction. What's easy to miss from inside any single opening is the pattern connecting all of them: nobody built anything new. Every address in this wave was already a restaurant, a retail space, or a building somebody had let sit empty. Downtown San Clemente is essentially full. Growth here doesn't look like a groundbreaking. It looks like a lease changing hands.

Two Streets Carrying the Whole Story

Nearly everything happening downtown this year sits on Avenida Del Mar or El Camino Real, the two streets that run a block apart through the Pier Bowl. You can walk the entire wave in under twenty minutes without crossing a major intersection.

Six of the seven are already serving. Only one storefront on this list is still behind construction glass.

What's Actually Open Right Now

Zov's is the name most residents already recognize, and its arrival took the longest to actually happen. The family-run Mediterranean-California brand, founded in 1987 by chef Zov Karamardian, had owned the building at 155 Avenida Del Mar for years before finally opening it this spring after repeated construction delays. CEO Armen Karamardian described the decision simply: "San Clemente's coastal energy and strong sense of community make it the perfect home for our next chapter." The space was built out with indoor-outdoor dining, a large bar, and an upstairs private dining room that looks out over Del Mar, a deliberate departure from the brand's original Tustin flagship.

A block down, Taqueria Luna marked its grand opening at 129 Avenida Del Mar on June 10 with a mariachi band playing the sidewalk. Up on El Camino Real, Jimmy B's opened around May 1 at 204 S. El Camino Real, brought to town by restaurateur Jim Bellino, who also operates the Auto Vault in nearby San Juan Capistrano. The concept mirrors his Palm Springs original: steakhouse-style plates, a full cocktail program, and live music built into the room.

Parlor, the elder of this group by the better part of a year, kept its dinner-only format when it took over the former Brick address, serving a pizza americana menu built around a wood-fired oven. And at the north end of downtown, Miramar Food Hall reopened what had been a long-dormant coastal building, drawing early attention for a patio large enough to run multiple screens at once. The Shore rounded out the group with a soft preview of its Hawaiian shaved ice program ahead of an official grand opening on August 1.

The One Still Behind Glass

Broken Yolk Café is the outlier on this list, and it's worth watching because of what it says about how these operators think about the corridor. The San Diego-based breakfast chain, which has been running since 1979, announced in June that it would take over 201 Avenida Del Mar under a multi-unit agreement with operator Nick Harris, who currently runs eight locations and opened his most recent one in Lake Havasu City this past April. San Clemente will be his ninth restaurant and the brand's thirtieth Southern California site. Harris pointed to the location's proximity to the beach as the draw, noting it sits "less than a mile from the pier, situated in the heart of downtown San Clemente." No opening date has been set beyond "late 2026," which means this is the one address on the list still worth checking on before you plan a dinner around it.

Local Business Groups Called This Before the Leases Did

None of the six openings above had happened yet in September 2025, when the San Clemente Downtown Business Association ran its first-ever citywide culinary celebration, an event explicitly designed to spotlight what organizers called the expanding dining scene in the downtown district. At the time, the only new arrival on the ground was Parlor. Everything else on this list was still a rumor, a permit application, or a liquor license filing. The business association wasn't reacting to a boom. It was betting on one before the storefronts had tenants.

Walking It

Because none of these seven addresses sits more than a few blocks from the pier, you can park once near the Pier Bowl and cover the entire list on foot. Start at the south end of Avenida Del Mar for Taqueria Luna, walk north past Zov's and the still-under-construction Broken Yolk space, cut one block over to El Camino Real for Jimmy B's and Parlor, then head toward the north end of downtown for Miramar Food Hall before finishing at The Shore. It's the kind of loop that only works because every one of these businesses moved into a building that was already standing, which is exactly why the whole wave fits inside two streets instead of sprawling across town.

That's the part worth sitting with if you've lived here longer than this year's openings have. A downtown this built out doesn't get bigger. It gets rewritten, address by address, by owners willing to bet on a corridor that already knows what it is.
